The Project: Pocito Social Life

Project Description

With over 15 years as lead developers in the residential and mixed-use markets, Grupo Proaco, a main company in Argentina's construction industry, is currently working on a new development. Located in the fastest-growing urban area and combining three residential towers, a mall, parking, and co-working space, Pocito Social Life is a project like no other. The investment totals US$ 200 million to develop 1,500,000 sq. ft. in a mixed-use project providing a much-needed solution to a critical point in a 1.5 million people city.

Scope of work

Corbis’ focus for Pocito is on coordination and quantity take-off. We are committed to more dynamic coordination. We lay the figure of the Construction Manager in the center of it all. This professional leads meetings and is in charge of actually solving all interferences in the studio before reaching the construction site. We do not participate in the construction phase, but our drawings do. And they have all disciplines accounted for and all interferences adequately solved. That is our scope of work; we build the BIM model, coordinate disciplines, and produce all necessary drawings. In addition to interference reports and quantity take-offs, one of the deliverables is the "as-built" model. It is ironic to refer to it as "as-built" since the actual building has not been built yet. In this case, "As-built" represents something that has already been solved and constructed digitally according to the 3D model. First, a digital version of the project is produced, and if we compare that "as-built" model with the final job, there should be no difference between them.
