Amani Apartments is a residential multi-family development in Los Angeles that will provide a total of 98 homes to the senior population in South Los Angeles. The project is designed by Abode Communities, a nonprofit social enterprise that has been rooted in community development throughout the State of California since 1968. The multifamily housing features a combination of 96 studios each with one restricted manager’s unit. Amenities include a landscaped courtyard, roof terrace, outdoor patio, and 2,500 st commercial space. To achieve Wakeland’s vision, the design team capitalized on the unique corner site condition and height constraints by maximizing the number of units in a compact space; enhancing community living experience for the seniors by adding courtyard and roof terrace; and elevating architectural aesthetics in the area by applying mixed building materials such as glass, brick veneers, plaster, and concrete.
The scope of our work for this project was providing BIM Management and Architectural Production support. As our work advanced, we discovered significant and potential improvement opportunities that could save a significant percentage of the construction cost if addressed early in the Design Development and Construction Drawings phases. Our work started by establishing the General BIM Execution Plan (BEP) to create a shared structure, glossary, and methodology for all BIM models to be integrated as per the requirements of the project and the construction program. We presented to the client our Construction Digital Prototype®, a BIM tech solution combined with Frank Management to anticipate the Construction Stage and set foot on the job site with all clashes already resolved. Our Construction Management team produced Amani’s Clash Probability Heatmap to maximize the impact of clash detection, whilst minimizing the waste. In the same way, the Constructability Review for Amani assures obstacles are identified before the project is actually built to prevent errors, delays, and cost overruns. Reducing the ‘latency’ of a project was the key for the Amani project, as it is for all the projects we work are part of.
