A key challenge for global retailers like McDonald's is balancing consistency with flexibility while also being efficient. The question is simple: how can we maintain the brand's strength across multiple projects while managing costs, avoiding delays, and meeting new standards? This visit to Puerto Rico gave us valuable lessons on how to achieve it.

The construction and remodeling of restaurants for a global brand like McDonald's and its world's largest franchisee, Arcos Dorados, in a dynamic market like Puerto Rico demands more than documentation. It requires a deep connection with the client's needs, the local context, and the execution partners. Our onsite collaboration was focused on achieving this goal by bringing together technology, methodology, and clear communication among stakeholders.

The expansion program in Puerto Rico encompassed both new restaurant openings and remodels, each presenting unique logistical and construction challenges. Our services spanned three key areas: initial design concepts aligned with McDonald's global standards; comprehensive architectural production; and coordination with all engineering disciplines. Being on-site allowed us to act as the strategic bridge between these key points of contact, as well as adapt to the local construction requirements.

We could align visions from the initial stage, anticipate challenges, and translate them into predictable and efficient executive projects, where documentation becomes a proven coordination tool tested in the field. This end-to-end management ensured that the brand's global standards were applied efficiently while adapting to local market conditions.

By being on-site, we performed an in-depth analysis of a McDonald's location scheduled for remodeling to translate the brand's design language into viable construction actions. To achieve this, we established a direct communication channel between engineers, installers, designers, and the Arcos Dorados team. This ensured that key findings were shared with our architecture team and that the project benefited from an on-the-ground perspective.

In collaboration with our engineers, we completed an as-built verification and assessed existing conditions, operations, and opportunities for improvement. A key focus was the experience of all users —not only customers but also staff, whose productivity and well-being depend on an efficient design.

Technology played a key role in this process. With BIM and Autodesk Construction Cloud, we can identify potential construction clashes, interface problems, and logistical issues long before breaking ground. This proactive approach reduces unforeseen costs and ensures predictability.
