What are BIM modeling services?

Posted by CORBISSTUDIO on Jan 11, 2019

BIM modeling services bring a lot of advantages to the construction process. It is helpful for all parties involved such as Architects, Engineers, Civil Engineers, MEP engineers, Developers, and Owners. Our BIM services support the most complex projects, from residential to healthcare and industrial. We are ready to provide support in coordination and design. From Schematic Design to Construction Drawings.

There is a basic question before we get into the details of BIM modeling services. We should probably start by asking a simpler question: What is BIM?

Well, BIM is an acronym that stands for Building Information Modeling. This is a process that is based on smart 3D modeling software. That makes possible for each party involved in project developments to interact and iterate.

Hence, BIM is a workflow that creates and manages 3D building information and data during its development. BIM modeling services must not be mistaken with Revit® BIM services, as BIM comprehends more software than only Revit®. Though, it is one of the most popular BIM software.

In other words, what makes a model to be BIM is the information. This is very useful for engineering and construction. The information on each component allows BIM coordinators to extract sheets and conduct a thorough analysis (structural, energy, calculation, budget, etc). All in one model.

This is a case of BIM modeling services for a project on 1430 Lincoln BVD in Santa Monica, CA.

The information shared in the BIM modeling process is useful for construction professionals such as Architects, Civil Engineers, Calculation Engineers, MEP Engineers, Developers, and Owners. And the information resulted from the BIM modeling process improves the way those professionals work simultaneously in the preliminary design. This way, the result contemplates everyone’s requirements since its conception.

BIM modeling as a paradigm shift

The use of technology is changing the process of how a building is designed, planned, built and administered. And it helps communication in the construction process, improving decision making and overall performance in a structure's life span.

Adopting BIM is not a simple change of a different working tool. It is a revolution in the working process. This workflow’s main goal is to quicken coordination when the cost associated is lowered. So, team members can go forward into the construction stage with stronger steps.

LOD: Level of Development in a BIM model

BIM models can have different levels of development. It defines the amount of information (both in volumetric design and parametric information) in a determined BIM model. This depends on the BIM use of that model.

The Level of Development (LOD) Specification is a reference that enables practitioners in the AEC Industry to specify and articulate with a high level of clarity the content and reliability of Building Information Models (BIMs) at various stages in the design and construction process. They are LOD 100, 200, 300, 350 and 400, according to the LOD specification by the BIM forum 2019 draft.

LOD 100 refers to a mass and conceptual model, to get a starting idea of an area and typology program.

LOD 200 incorporates the main systems and basic 2D graphics documentation to develop the rest of the systems.

LOD 300 is the conclusion of an Executive Project, where the detail level necessary to start construction is achieved. Also, the different engineering involved is coordinated to minimize the impact of difficulties in the building process.

On LOD 350 calculation, budget, and construction schedule are incorporated to simulate the construction process and cash-flow. It may include details of fabrication of certain components.

And finally, LOD 400 is a model developed by design teams to provide support in the facility management, operation, and maintenance. Previous models can be simplified or a geometrically simplified brand new model could be generated. These will have a high load of information about products, systems, and necessary documentation.

One of the biggest advantages of BIM modeling in construction project development is the capability of saving money and time. This is possible as BIM models allow to preview a building project before it has been constructed. That way, AEC professionals can detect any conflicts to solve these interferences beforehand. And they can get better cost estimates in the building process.

According to the client requirements, architects and engineers are able to create 3D projects models to produce clash detection reports. This reduces the human error margin during model inspections.

The key is having a team of highly skilled professionals who can design BIM models from the ground up. Or implement a strategy of turning 2D drawings to 3D models.

BIM modeling advantages

In summary, the main advantages of a BIM modeling services implementation in the construction process:

  1. It allows professionals to represent reality better.

  2. It reduces the need for rework and duplication.

  3. You can reduce the time and save money by anticipating conflicts

  4. It enables better collaboration.

  5. It provides better visualization of a project
