The Level of Development (LOD) is a reference enabling AEC industry practitioners to specify and articulate the Building Information Models’ content. It is done with a high level of clarity at various stages in the design and construction process.

They are LOD 100, 200, 300, 350 and 400, according to LOD specifications by the BIM forum 2019 draft.

LOD 100 refers to a mass and conceptual model, to get a starting idea of an area and typology program. This is the basic BIM development level. A LOD 100 model is a conceptual model where parameters like area, height, volume, location, and orientation are defined.

LOD 200 incorporates the main systems and basic 2D graphics documentation to develop the rest of the systems.

A LOD 300 BIM model achieves the details necessary to start construction. That makes it perfect to be implemented at the end of an Executive Project. Also, the different engineering involved is coordinated to minimize the impact of difficulties in the building process.

On a LOD 350 model, calculation, budget, and construction schedule are included to simulate the construction process and cash-flow. It may include details of the fabrication of certain components.

And finally, LOD 400 is a model developed by design teams to provide support on facility management, operation, and maintenance. Previous models can be simplified. Or a simplified brand new model with less geometric information could be generated. These will have a high quality and a great load of information about products, building systems, and necessary documentation.
