What are BIM modeling services?

Jan 11, 2019

BIM modeling services bring a lot of advantages to the construction process. It is helpful for all parties involved such as Architects, Engineers, Civil Engineers, MEP engineers, Developers, and Owners. Our BIM design services support the most complex projects, from residential to healthcare and industrial. We are ready to provide support in coordination and design. From Schematic Design to Construction Drawings.

There is a basic question before we get into the details of BIM modeling services. We should probably start by asking a simpler question: What is BIM?

BIM stands for Building Information Modeling. This is a process that is based on smart 3D BIM modeling software. That makes possible for each party involved in AEC project developments to interact and iterate.

Hence, 3D BIM modeling services denote a workflow that creates and manages 3D building information and data during its development. BIM modeling services must not be mistaken with Revit® services, as BIM stands for more other software than only Revit®. All the same, it is the most popular BIM software.

In other words, what makes a model to be a BIM model is information. This is useful for both engineering and construction. Each component allows BIM coordinators to extract sheets and conduct a thorough analysis. That analysis includes structural, energy, calculation, budget, quantity take-offs, etc. All in one model.

This is a case of BIM modeling services for a project on 1430 Lincoln BVD in Santa Monica, CA. It was made using Revit as the bim modeling software.

The information shared in the 3D modeling process is useful for construction professionals. That includes Architects, Civil Engineers, MEP Engineers, Developers, and Owners. And the information resulted from the BIM modeling process improves the way those professionals work at the same time in the preliminary design. This way, the result contemplates everyone’s requirements since its conception.

BIM modeling as a paradigm shift

Technology is changing the process of how a building is designed, planned, built and administered. And it helps communication in the construction process, improving decision making and overall performance in a structure's life span.

Adopting this methodology is not a simple change of a distinct working tool; it is a revolution in the working process. This workflow’s main goal is to quicken coordination as costs are lowered. This way, team members can go forward into the construction stage with stronger steps.

LOD: Level of Development in a BIM model

BIM models have various levels of development. It defines the amount of information (both in volumetric design and parametric information) in a determined model. This depends on the BIM use of that model.

The Level of Development (LOD) Specification is a reference that enables practitioners in the AEC Industry to specify and articulate with a high level of clarity the content and reliability of Building Information Models at various stages in the design and construction process.

They are LOD 100, 200, 300, 350 and 400, according to LOD specifications by the BIM forum 2019 draft.

LOD 100 refers to a mass and conceptual model, to get a starting idea of an area and typology program. This is the basic BIM development level. A LOD 100 model is a conceptual model where parameters like area, height, volume, location, and orientation are defined.

LOD 200 incorporates the main systems and basic 2D graphics documentation to develop the rest of the systems.

A LOD 300 BIM model achieves the details necessary to start construction. That makes it perfect to be implemented at the end of an Executive Project. Also, the different engineering involved is coordinated to minimize the impact of difficulties in the building process.

On a LOD 350 model, calculation, budget, and construction schedule are included to simulate the construction process and cash-flow. It may include details of the fabrication of certain components.

And finally, LOD 400 is a model developed by design teams to provide support on facility management, operation, and maintenance. Previous models can be simplified. Or a simplified brand new model with less geometric information could be generated. These will have a high quality and a great load of information about products, building systems, and necessary documentation.

This was a BIM model developed as part of CorbisStudio 3D BIM modeling services for a project called Parkside City Center. This was a hospitality project with retail space to be worked with BIM modeling.

One of the biggest advantages of BIM modeling in construction project development is the ability to save money and time. This is possible as BIM models allow us to preview a building project before it has been constructed. That way, AEC professionals can detect conflicts to solve them beforehand. And they can get better cost estimates in the building process.

According to the client requirements, architects and engineers can create 3D project models to produce clash detection reports. This reduces the human error margin during model inspections.

The key is having a team of highly skilled professionals who can design BIM models from the ground up. Or implement a strategy of turning 2D drawings to 3D models.
