The Project: Othello North

Project Description

Othello North is one of the Mixed-use real estate developments we have been part of in Seattle, Washington. It is a transit-oriented project to include 8000 sqft of commercial space, 6000 sqft of live-work units and 280000 sqft of residential use for a total project square footage (including structured parking) of 331000 sqft. The Othello North Project will include 351 residential units, four live/work units as well as roughly 8K square feet of retail & indoor recreation space. Regarding parking, it will be accessible from 42nd Avenue S and 43rd Avenue S. The Construction type of Sites A and B consists of 2 levels of a concrete podium (Type I) and Five levels of wood frame construction (Type V). One of the main objectives of this development is to provide a hub for commerce and community activities and provide residential density for TOD in the Othello Town Center and the Holly Park neighborhood, fulfilling the TOD development vision of for this “Opportunity Site” by creating a “Farmer’s Market”.

Scope of work

CorbisStudio’s main scope fo work was to provide support in the Schematic Design, Design Development, and Construction Drawings stages with the production of BIM Models and approximately 53 sheets for Architecture. They included working in the Architectural Shell and Core, Common Area (main lobby, elevator lobby, corridor, and washrooms), Interior Design for up to six (6) residential unit types and two (2) interior design finish option drawing production. As part of our business model, we allocated one on-site coordinator for the duration of the project to sit at the client office.
