The Project: Estadio Unico San Luis

Project Description

Soccer stadium with 28,000 seats in the city of Villa Mercedes, province of San Luis, with precast concrete slabs and metal structure roofing. It includes administrative offices, changing rooms sector, press and service area. Also, it has a covered basketball court and a level parking lot, along with other complementary works. It was developed by the Government of the Province of San Luis. The General Contractor wanted to save money during construction, using BIM to deliver the project and avoid clashes and endless RFIs. This was a real challenge for us, as it was a government-funded project with an airtight budget and set-in-stone deadline where securing materials on a certain quantity with a down payment was a financial burden. Also, the project had little experience in BIM, and the consultants barely knew one another. Last, the build-design procurement route specified pouring foundations during the early construction documentation phase.

Scope of work

The main use for BIM models is to detect interferences, but the models are also suitable to perform quantity takeoffs and cost estimations. Before the project starts, the team puts together a BIM Strategy to define the most convenient way to split the models and the relationship between them. The Architectural Revit model is also used to get the documentation of other disciplines. The shared coordinates are set up in the structural model. Also, to assure the quality of the models, a QC strategy is designed. That strategy consists of two different kinds of audits: a maintenance audit performed every 15 days and a full audit performed before every milestone. Lastly, the team applies the following checks: visual checks, interference checks, and standard checks.
