The Project: 2900 Brighton Multi-Family

Project Description

The 2900 Brighton Residential Mixed-use development consists of approximately 500 residential units within the 750,000 square foot development. The project comprises a total of 9 above grade levels (3 parking levels and 6 residential levels) plus amenities, retail/commercial mixed-use areas distributed throughout. The project will include the transformation of an existing 62,000-square-foot industrial building at 3060 Brighton Boulevard into a state-of-the-art creative office building. It is meant to be the largest project of its kind in the region. It is located in the RiNo district of Denver, CO. More specifically the site sits on 2900-3060 Brighton Blvd., across from coworking colossus Industry. The site is 7.8 acres and it is one of the largest plots left to repurpose along Brighton Boulevard. The development had an estimated cost of $38 million. The owner set the standard for mixed-use development, as well as adaptive re-use, envisioning approximately 459 apartment units, an additional 92,000 square feet of creative office space, and 30,000 square feet of retail space, in addition to parking. The project design was in charge of OZ Architecture.

Scope of work

Our studio scope included Project Delivery Services during the Design Development and Construction Document stages of work along with a full-time on-site Architect to assist with project delivery coordination and communication. We were in charge of creating the Revit model files and delivering the document set as per the preliminary Sheet Index received from the client. The software version used was Autodesk Revit 2018. Our professional team worked on the residential shell & core along with residential unit interior design (approximately 26 typical unit types with 2 finish options).
