This project is located east of Denver in Aurora, CO and consists of a single building with garage parking and associated site improvements. The 5-story parking structure provides all the required parking for the mixed-use building, plus additional parking as directed by the project owner, comprising a total of approximately 300 spaces. It is a ground-up, mixed-use development featuring 216 market-rate, multifamily apartments, and 36,000 square feet of retail on 5.6 acres. The units range in size from Studio to 3-bedroom and they include class A finishes and balconies. The project contemplates two retail components on the ground level of the building (approximately 3,000 sq. ft. and 8,900 sq. ft.). The project’s construction stage was planned to be wood framing, wood roof trusses, 1st level concrete slab, and 2nd level plywood sheathing with gypsum concrete floor underlayment topping. The stair and elevator shaft walls were planned to be constructed with standard concrete block masonry, and they are to be 2-hour fire rated. The building will be fully sprinklered per NFPA 13 requirements. A dry sprinkler system shall be provided at the front entrance canopy. It is contemplated to be two retail components on the ground level of the building (approximately 3,000 SF and 8,900 SF) classified as Mercantile “M”. Construction is planned to be type IIIB under the IBC. These spaces will be fully sprinklered per NFPA 13requirements.
Our scope of work included modeling and documentation of the architectural shell and core for the residential structure along with parking and retail space. As part of our business model and delivery strategy, we designated one of our on-site coordinators to coordinate work with the off-site production teams. As part of our business model and delivery strategy, we shall place an onsite architect coordinator based on the below conditions. The main role of the Project Coordinator on-site is to coordinate work with the offsite team right at the client’s office.
