AMD is developing a new multi-family project in Northern California in Sunnyvale. This residential project is comprised of four wrap buildings of Type III-A construction of five & four stories on grade. The proposed project consists of 944 apartment units with a combination of five-story, mid-rise apartment buildings and three-story walk-up apartment buildings with 6 percent of the units to be reserved for very low-income households. The project also includes up to 130 three-story, townhome-style dwellings with 12.5 percent affordable units in accordance with the City’s Below Market Rate Program. Building heights would range between 40 feet and 65 feet and would require some exceptions to the City’s height standards set forth in the City’s Municipal Zoning Code. The project would include required landscaping, parking, stormwater management facilities, and open space areas. The project would include the dedication of a 6.5-acre public park and the extension of Indian Wells Avenue eastward to the Duane Avenue/Stewart Drive Intersection. The parking garages are Type 1-A concrete structures, of approximately 6 stories and may include partial below grade level. There are a total of 1650 parking spaces amongst the 4 structures.
Our scope of work comprises of working on the Schematic Design Portion of the AMD project with a time-based team tasked with Detail Design. Our services included an on-site coordinator to foster the program and to drive the production back in our offices for approximately 26-weeks in line with the production team matrix directed by our client.
